Most readers will be aware that Gladman Developments Ltd have once again proposed plans for building new houses on the east side of Church Street/Tarporley Road covering an area around 4.3ha (10.8 acres) of existing farmland (see map). An earlier proposal by Gladman for an almost identical development was publicly circulated and outline plans were lodged with Cheshire West and Chester Council (CWaC) in 2016, although Tarvin Parish Council were already in positive discussions about this with Gladman back in 2015. Gladman, at that time, were also working with the owners of Church Farm to develop the farmland that is now firmly back in the spotlight.
The latest outline proposal and public consultation exercise by Gladman cites the building of around 60 homes, including a 30% "affordability" component and other community benefits under the housing-for-all mantra. The proposed development has a single entry/exit point onto a major road and bus route through Tarvin opposite a very busy garage/store. It would be logical to assume that at least 100 more resident vehicles will be associated with this development.
CWaC regards Tarvin as an important Rural Hub. In March 2012 CWaC granted permission for Taylor Wimpey PLC to build what is now called Saxon Heath, a completed housing estate on the south-east side of Tarvin. Owing to this, a precedent has firmly been set, and there is now a documented history of at least ten years surrounding the proposed land development off Tarporley Road. The pressure to add even more developments in keeping with government policies along the east side of Tarvin further to the south is unlikely to go away.
Regardless of whether Tarvin residents live adjacent to the site in question or not, the whole of Tarvin will be impacted by this and further developments as the population of the village inevitably increases. Issues relating to local infrastructure, for example, concerns surrounding sewage/drainage disposal, water supply, schools, roads and increased traffic congestion are very are likely to affect all residents in one way or another. Crucially, there is only one small NHS medical facility in Tarvin.
It is in the interest of all residents to consult the most recent Chester West and Chester Local Plan, which covers how much development is needed, potential sites for development, sustainability, infrastructure, environment and transport. Your views and concerns can be made regarding this plan either online or via a series of public consultations being run by CWaC from Friday, July 4th to Friday, August 29th, 2025.
